Eligible Purposes for VA Loans

Congress extended the benefit of guaranteed home loans for all eligible veterans. If you are a veteran or you know a veteran considering the purchase of a home, many would argue that you owe it to yourself to look into the VA Home Loan Programs. The VA has defined several reasons for obtaining a veteran home loan. VA Guaranteed financing may be used:
- To purchase a home.
- To buy a townhouse or condominium unit in a VA approved housing project.
- To build a home.
- To repair, alter or improve a new home at the time of purchase.
- To make home improvements by installing energy related features. These features may include solar systems, heating and cooling systems, insulation, storm doors/windows, or other energy-efficient improvements approved by the lender and VA. These improvements may be added with the purchase of the new home or through VA home loan refinancing.
- To refinance a home loan up to 100 percent maximum LTV (Contact a VA refinance specialist to calculate the maximum LTV on your home.)
- To repair, alter, or improve a new home by using the cash out refinance option.
